The Province of British Columbia provides property transfer tax relief for first-time home buyers to help with affordability in expensive markets like Victoria.
Eligibility Requirements
- First-Time Buyer: You and your spouse have never owned an interest in a principal residence anywhere in the world
- Principal Residence: Property must be your principal residence within 12 months
- Canadian Citizen/PR: You must be a Canadian citizen or permanent resident
- BC Resident: You must be a resident of BC for 12 consecutive months before purchase
Exemption Amounts
Property Value Exemption Scale:
- Up to $500,000: Full exemption (save up to $8,000)
- $500,001 - $525,000: Partial exemption (reduces as price increases)
- Over $525,000: No exemption available

In Victoria's expensive housing market:
- Most condominiums under $500K qualify for full exemption
- Limited single-family homes qualify due to high prices
- Townhouses and smaller condos provide best value with exemption
- Consider total purchase price including legal fees and other costs
How to Claim
- Complete Form PTT-002 when registering property transfer
- Provide statutory declaration of first-time buyer status
- Submit evidence of BC residency (12 months)
- Exemption applied automatically at registration if approved
